A leaking water heater is most often caused by a leaking drain valve, loose water connections at the top, a failing temperature-pressure (T&P) relief valve, or a corroded tank. Turn off the water supply and the power or gas to the unit, then check where the water comes from: leaks at the connections or T&P valve can usually be repaired, but a tank leaking from the bottom means it has failed and must be replaced. Where is it leaking?

  • Top connections: often a loose or corroded fitting (repairable)
  • T&P relief valve: pressure issue or bad valve (repairable)
  • Drain valve: loose or worn (repairable)
  • Bottom of the tank: internal corrosion (replace the unit)
