Commercial As-Built Floor Plans in San Antonio

When no accurate drawing of your commercial space exists, someone has to go measure it. That is this service.

What an as-built drawing is

An as-built drawing documents a building as it exists right now, not as somebody once planned to build it. Those two things drift apart over years of tenants, remodels, walls moved and doors added.

For an existing commercial suite, the as-built is usually the foundation document. Permit documentation, tenant improvement design, contractor pricing and lease exhibits all start from an accurate picture of what is actually there.

How we capture the space

A First Response SA representative comes to the property and captures the existing conditions on site using digital measuring equipment appropriate to the space. Then the measurements are converted into clean digital documentation.

We do not claim survey-grade accuracy. That is a specific term with a specific meaning, and it describes work performed by a licensed surveyor. What we produce is accurate existing-conditions documentation suitable for the uses listed below. If your project genuinely requires a survey, we will say so.

Why the cheap version costs more

You can find drafting priced very low online. What you are buying there is drafting only: someone converts data you supply into a drawing. Nobody visits your building, and nobody is accountable for whether the drawing matches it.

If the drawing does not match the space, you find out at review or at inspection, which is the expensive place to find out. The measuring is the part that carries the risk, and it is the part that has to happen locally.

As-Built Floor Plans: common questions

How much do as-built drawings cost?

Pricing depends on square footage, complexity and what has to be shown. A simple retail suite and a full restaurant with kitchen equipment are very different jobs. Send us the address and square footage and we will give you a real number rather than a range that means nothing.

How long does the site visit take?

For a typical small commercial suite it is usually a single visit. Larger or more complex spaces, particularly food service with equipment to document, take longer. We confirm the expected visit length when we scope the project.

Do I need to be there when you measure?

No, but someone has to provide access. In practice that is you, your landlord, the property manager or your contractor. We coordinate access as part of scheduling.

Can you work from photos or a sketch instead of visiting?

Not for documentation that has to be accurate. Photos cannot be measured reliably and sketches inherit whatever error was in the original. The site visit is what makes the drawing worth submitting.

Do you provide the CAD file or just a PDF?

Both are available. Which one is included depends on the scope you select, and we state it in writing before starting so there is no surprise at delivery.
